Good morning 🌆 ☀️
Happy Holidays from us here at Astra Properties!
We have one more week before we tackle another year.
Be ready to hear a bunch of New Year New Me’s along with folks who stick to their resolution for a solid week.
But that’s not going to be you -
You’re going to have your biggest year yet!
We’ve been on the topic of education in some of our recent letters, and what better time is there to educate yourself further as you start the new year.

Is it time to take a class on investing?
Because learning never stops!
Getting the right training is a massive part of your career as an investor.
But to take an entire class? Is it worth it?
The quick answer is:
Investing in your financial literacy is key to making better business decisions.
A class gives you the basics of financing, taxes, insurance, and expenses.
Getting the proper training helps you:
Invest objectively - not emotionally
Earn more from your assets
Grow your real estate empire
Acquire more profitable deals
Avoid expensive mistakes
Besides gaining foundational skills, a class is also a great way to connect with industry experts. You can get valuable advice, mentorship, and even find prospective clients.
Which class is right for you? Here are some tips:
Choose a class that fits your goals ✅
There are many investing classes out there - not all of these will benefit you.
Sign up for a course that offers the content and curriculum that's most useful to you.
For example, if you've always been interested in multifamily property investments, choose a course specializing in this area.
If you're all about flipping houses for profit, look for a class focusing on the subject.
Focus on the class that will take you closer to your goal.
Mind your skill level and experience
Take baby steps if you are still new in the business. The course you sign up for should match your skill level.
To get the most out of the class, decide what topic you'd like to learn - a subject you have basic knowledge and some experience.
For example, if you know the basics of residential real estate, expand your knowledge by taking a course on property rights, zoning, and regulations.
Leave the advanced courses to seasoned pros.
What class setup works for you?
Would you like to take an online or face-to-face class in a physical classroom?
Are you okay with a hybrid setup where you take a class online and meet in a classroom on some days?
Choose a setup that works with your schedule.
Some investing classes are only available online; others are conducted in a classroom. Some have a hybrid option.
If you are into hands-on learning, sign up for a face-to-face class where you meet instructors.
If you have a day job and would like to take a class on your free days, an online or hybrid class is the setup for you.
Focus on the value
The best things in life are free - except quality education.
There are free investing courses online, but paid courses are more in-depth.
The rates for these classes will vary greatly, depending on many factors, including:
The credentials and experience of the instructor
The topics being covered
The learning materials needed
The reputation of the school
Don't go for the cheapest because you'll get exactly what you pay for.
High-quality courses might be expensive, but that's a small price to pay for success 😎
Look for a class that gives you more value for your money. Classes that offer mentorship programs, for example, are worth checking out.
And if you really don’t want to pay, there’s always YouTube University!
Check the instructor’s qualifications
Look into the class instructor's skills, qualifications, and reputation.
Are they actual investors with years of real work experience?
Are they qualified to teach?
The lessons won't be effective or beneficial if an instructor has little background on the subject.
A quick look on LinkedIn, Indeed or Glassdoor will give you an idea of an instructor's credentials, including:
Accomplishments
Experience
Reputation
It's also a good idea to check what others are saying about the instructor and the class itself.
Don't read reviews from the official website because there's no way to know if any of these reviews are real.
Check out online forums and social media to get unbiased, unfiltered feedback from real students.

Tesla's Cybertruck could soon pull double duty as a boat 🚣
Boat mode, ACTIVATE!
Tesla CEO Elon Musk is known for his out-of-the-box ideas, but this one just might be his wildest yet: turning the Cybertruck into a fully functional boat.
The tech billionaire floated the idea of a "mod package" for the Cybertruck on Monday's episode of Jay Leno's Garage.
Musk said the mod would include electric propellers mounted on the pickup's tow hitch to "float briefly and cross "rivers, lakes, and seas."
This was not the first time Musk teased a transforming EV; he promised a "boat mode" on all Cybertrucks back in September 2022.
No "Boat Mode" was announced but the highly-anticipated EV did come with a "Wade Mode," a feature that pressurizes the battery to help Cybertruck drive through water.

Musk also had plans for a Boat Mode demo in the future, which will involve crossing a 477-meter channel between Starbase and South Padre Island.
It's an insane move, but it will be a spectacular one if they pull it off!
